Description of Home Inspection

The professional home inspector will visually examine the readily accessible systems and components of a home and operates those systems and components utilizing Arizona Standards of Practice. We get on the roof, in the attic, and operate appliances. In all we check more than 1600 items. The client is encouraged to attend the entire inspection. Areas to be inspected include:

Property & Site

  • Plumbing Systems
  • Electrical Systems
  • All bathrooms and fixtures
  • All kitchen and built in appliances
  • All interior living spaces

Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, home file system for important papers/receipts and a Home Depot Home Improvement CD-Rom.

We inspect residential single and multi unit homes, apartment buildings, and light commercial office/retail buildings.

Types of home inspections 

Pre-Purchase Inspection - This visual home inspection is what we call the Moment of Truth. It gives you an overall picture of the condition of the home so you can have confidence in the decision you make in what may be one of the largest investments of your life.

Pre-Listing Inspection- In preparation for listing a home for sale a visual home inspection can point out potential problems and defects and eliminate last minute surprises that may become a negotiating tool for the buyer. Studies show that for every dollar of identified repairs the buyer will be looking for double that in price reduction.

1 & 2 year Warranty Inspections- Due to the inherent problems of having many sub contractors on a building site, construction defects are a fact of life. A visual home inspection before the end of your warranty can help identify problem areas to be repaired.  This ensures the builder is responsible for any defects found.

New Construction- Completed during the construction process, this visual home inspection is designed to observe material defects in the major component groups and are performed in phases.

  1. Foundation Performed before the foundation hole is filled.
  2. Mechanical rough in, and pre drywall
  3. Final phase is just before close.

Additional Services

Residential Environmental Data report- This report identifies environmental hazards on or near the property such as:

  • Meth labs
  • Superfund sites
  • Leaking underground tanks
  • Fissures and expansive soils
  • Airports 
  • Flood areas

Radon Testing-The state of Arizona is considered a level 2 or moderate for radon. Levels can be higher or lower depending on the area and many other conditions, including weather and home construction. Testing is performed using EPA protocol for home sellers and buyers. A continuous radon monitor is placed in the home for a 48 hour minimum testing. A Sampling Report is issued with a Radon Average for the sampling period.

Mold Screen Inspection- This is an initial step to determine if a home has a mold problem. The Inspector will perform a visual examination of all accessible areas of the residential home which is designed to identify current or past moisture problems which may lead to mold contamination. Air and/or surface samples will be collected and sent to a laboratory for analysis. You will receive a full analytical review by a highly qualified Certified Indoor Environmentalist (CIE), Certified Indoor Environmental Consultant (CIEC), or a Certified Indoor Air Quality Manager (CIAQM). Analytical review includes a reference report with recommended guidelines for self clean up or referral to an appropriate specialist.

Laboratory results are available in approximately 3 business days. A report analysis with recommendations by a Certified Industrial Hygienist will be issued to help with the next step.

Asthma and Allergy Trigger Screening- Complete visual inspection of the interior of the residential structure.

  • Dust sampling using dust collection device and 30 micron screen.
  • Analytical services of collected samples utilizing an accredited laboratory performing an immunoassay for
  • cat allergens
  • dog allergens
  •  cockroach allergens
  • dust mite allergens

Full data interpretation of analytical results to include summary page indicating the presence of contaminants above threshold limit values reported by laboratory data. (TLV levels reference AIHA and ACGIH)

Full analytical review by a highly qualified Certified Indoor Environmentalist (CIE), Certified Indoor Environmental Consultant (CIEC), or a Certified Indoor Air Quality Manager (CIAQM). Analytical review includes a reference report with EPA and IICRC S500 and S520 recommended guidelines for self clean up or referral to an appropriate specialist.

Laboratory turn-around is currently 3 - 5 days.
